What started as Future Urban zoned land has now become a vibrant Mixed Housing Urban precinct, thanks to a private plan change process. The earlier strategic rezoning of the site has created a site-specific Precinct Plan and a Stormwater Management overlay designed to accommodate urban growth in Whenuapai whilst balancing environmental outcome.
The Project
Spanning 5.2 hectares, this development plans to bring 190 thoughtfully designed dwellings to life. Working alongside other experts, our team were engaged to tackle the delivery of complex infrastructural servicing, subdivision, and roading/access improvements for the site and its immediate environment.
Adapting to Market Needs
Urban design and landscaping elements have been key contributors in shaping the vision for this community. Over the years, the housing typologies have evolved significantly, reflecting the developer’s response to shifting market demands. By pivoting toward less intensive development, this project now offers a blend of density and amenity that resonates with the needs of future residents.
