Rezoning - Redhills, Massey North
Emma Bayly February 2017

We were excited to receive advice that 600 ha of rural land at Redhills was rezoned through the Auckland Unitary Plan hearings process to provide for approximately 13,000 new homes along with a local centre, new schools and an integrated open space network.

CivilPlan provided a lead planning role working with key landowners, a wide range of technical consultants and Council to achieve a comprehensive policy and rule framework for the Redhills Precinct to ensure that development of the land achieves a quality urban environment.

CivilPlan is now providing planning services to key landowners to progress subdivision and development of their land within the Precinct.  CivilPlan is also assisting landowners to negotiate infrastructure funding mechanisms and agreements with key infrastructure providers and Council Controlled Organisations.

Rezoning and Residential Subdivision - Clarks Beach
Ryan Pitkethley October 2016

Approximately 50 ha of land at Clarks Beach adjacent to the existing township was zoned Future Urban in the Proposed Auckland Unitary Plan, and was identified as a Special Housing Area.

CivilPlan Consultants prepared the Stormwater Management Plan to support a Plan Variation for the SHA land.  The Plan Variation was approved on 16 September 2016, providing for primarily residential development (approximately 700 households) with a neighbourhood centre.

CivilPlan also provided planning and engineering services to design and prepare a resource consent application for the first stage of subdivision in the Plan Variation area, which has also been granted.

The immense team effort used to deliver these milestones on time was greatly appreciated by our Client.

Russell Baikie April 2016

In March 2016 the rezoning of approximately 175 hectares of land at Hingaia (South) was approved to facilitate urban residential development under the Housing Accords and Special Housing Area Act.

Approximately 100 hectares of the land is held by CivilPlan clients, and has been rezoned from Future Urban to: Mixed Housing Suburban, Mixed Housing Urban and Neighbourhood Centre zones. Our planning team were instrumental in the re-zoning approval.

Overall, it is anticipated that approximately 1,500 dwellings can be accommodated in the area.

Flat Bush Re-Zoning Approved
Renee Fraser-Smith March 2016

In February 2016 the rezoning of 200 hectares of land at Flat Bush was approved to facilitate urban residential development under the Housing Accords and Special Housing Area Act.

The Plan Variation sought to rezone the balance of Flat Bush (Stage 3) from Future Urban to; Mixed Housing Suburban, Mixed Housing Urban and Neighbourhood Centre zones.  Overall, it is anticipated that approximately 2,500 dwellings can be accommodated in the area. Qualifying Development applications were also sought and granted concurrently with the Plan Variation.

The positive decisions have been the result of hard work put in by our planning team working in collaboration with industry partners to obtain the rezoning and resource consents under the Special Housing Area legislation.
